Parking Garage Restoration and Traffic Coating Contractor in Toronto and the GTA
A leaking parking garage deck is rarely a coating problem alone. Water and de-icing salts that pass through a failed traffic membrane reach the concrete and reinforcing steel, and by the time leaks show on the level below, the slab often needs repair before any new coating will last. Nusite Group restores parking garages as one coordinated scope: condition assessment, concrete and rebar repair, joint and drain detailing, and a vehicular traffic coating system matched to each zone of the structure.
Since 1990, Nusite Group has delivered waterproofing, concrete rehabilitation and traffic coatings for commercial, institutional and multi-residential parking structures across the GTA and Southern Ontario. All work is self-performed by Nusite Group crews and phased so the garage stays in service.
Who We Work With
- Property managers and condominium corporations planning garage repairs, recoating or reserve fund work
- Facility managers responsible for institutional, healthcare and commercial parking structures
- Consulting and structural engineers who specify and inspect parking garage rehabilitation
- General contractors and construction managers carrying parking structure waterproofing on new construction
Our Parking Garage Restoration Process
1. Condition assessment and leak investigation. We locate where water is entering, whether through the membrane, cracks, construction or expansion joints, drains or curbs, and identify delaminated and spalled concrete. Where an engineer has prepared a repair specification, we work to it; where one has not, we recommend the building retain one for structural scopes.
2. Concrete and reinforcing steel repair. Unsound concrete is removed, corroded reinforcing steel is treated or supplemented, and repairs are completed before any coating is applied. A new membrane installed over deteriorated concrete will not stop chloride-driven corrosion underneath it.
3. Surface preparation. Mechanical preparation, such as shot blasting or grinding, and moisture and adhesion checks where the system requires them.
4. Cracks, joints, drains and terminations. Crack treatment, expansion joint repair or replacement, and detailing at drains, curbs, columns, walls and penetrations, which are the most common failure points.
5. Zone-specific traffic coating systems. Parking stalls, drive aisles, turning areas, ramps and exposed top decks see different wear and exposure, so each zone receives the appropriate system and wearing course.
6. Phasing, inspection and close-out. Work proceeds in planned phases with parking closures coordinated with management, and inspections, manufacturer requirements and close-out documentation are completed for the owner’s records.
Traffic Coating Systems for Parking Structures
Nusite Group is a certified installer of the manufacturer systems we specify, including Sika vehicular traffic coating systems. System selection depends on traffic, exposure, cure-time constraints and substrate condition:
- Polyurethane traffic membranes: elastomeric, crack-bridging systems with a broadcast aggregate wearing course for suspended decks and drive aisles
- Methyl methacrylate (MMA) systems: rapid-curing systems suited to phased work and short closure windows
- Epoxy wearing courses and toppings: abrasion-resistant surfaces for high-wear areas
- Hot-applied rubberized asphalt with protection and wearing slabs: for buried and podium decks above occupied or parking space

Keeping the Garage in Service
Most garages we restore stay open during the work. We plan phases around access routes, ramps and resident or tenant parking, and coordinate closure schedules and notices with property and facility management. Phasing, cure times and sequencing are set out before work begins so boards and owners can plan around them, including for reserve fund projects.

Parking Garage Restoration FAQ
Who should a property manager hire to repair a leaking parking garage deck?
A specialty parking garage restoration and waterproofing contractor that can diagnose the leak, repair concrete and reinforcing steel, detail joints and drains, and install a vehicular traffic coating system, ideally working to an engineer’s repair specification. Nusite Group delivers this full scope across the GTA and Southern Ontario with its own crews.
Can a leaking garage deck simply be recoated?
Usually not. If the existing membrane has failed, water and chlorides have often reached the concrete and reinforcing steel. Delaminated concrete, corroded rebar, cracks and failed joints need to be repaired first, or the new coating will fail over the same problems.
Can the garage stay open during restoration?
In most cases, yes. Work is phased so sections of the garage remain in use, with closures, access and cure times coordinated with property or facility management before work begins.
Do you work from an engineer or consultant specification?
Yes. We regularly work to consultant and engineer repair specifications and coordinate inspections with them. Where no specification exists, we can carry out a condition assessment and recommend when an engineer should be retained.
Which traffic coating systems do you install?
Polyurethane traffic membranes, methyl methacrylate (MMA) systems, epoxy wearing courses, and hot-applied rubberized asphalt with protection and wearing slabs for buried decks. Nusite Group is a certified installer of the manufacturer systems it specifies, including Sika.
What areas do you serve?
We serve the Greater Toronto Area and Southern Ontario, with projects outside the GTA taken on for larger or specialized scopes.
